Terms of Service

These terms govern your use of listlab.ca and the services provided by ShadowTek Solutions Inc., operating as ListLab. By using the website or our services, you agree to these terms.

1. Services

ListLab provides real estate photography, virtual staging, digital editing and related media services. Service details, deliverables and pricing are confirmed in writing for each order.

2. Estimates, bookings and pricing

• Online estimates are not binding quotes. Final pricing is confirmed in writing before an appointment or order is accepted.
• A photography date submitted online is a request. It becomes a booking only once we confirm it.
• Delivery times are estimates in business days and depend on availability. All prices are in Canadian dollars and exclude applicable taxes unless stated.

3. Your responsibilities

• You confirm you own, or are authorised to submit, any photos you provide, and to authorise us to edit them.
• You are responsible for arranging property access and obtaining any occupant consent needed for photography.
• You will disclose virtually staged or materially altered images as required by our Image Licensing & Staging Disclosure and applicable rules.

4. Image licensing

Use of images we deliver is governed by our Image Licensing & Virtual Staging Disclosure.

5. Cancellations and rescheduling

Cancellation and rescheduling terms will be confirmed with each booking. [To be finalised.]

6. Limitation of liability

Our services help present a property visually. We do not guarantee any sale, sale price or time on market. To the extent permitted by law, our liability is limited to the amount paid for the services giving rise to the claim. [To be reviewed by counsel.]

7. Governing law

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable there.
